Preserving a National Historic Landmark Without Compromising Its Integrity
Located within Atlanta’s Sweet Auburn Historic District, the Martin Luther King, Jr. Birth Home is both an active National Park Service asset and a nationally significant historic site. The home required critical infrastructure upgrades and preservation work to address aging systems, deferred maintenance, and long-term building deterioration, while safeguarding the historic integrity of one of the nation’s most significant cultural landmarks.
Procon stepped in to provide construction management and digital documentation services to support controlled rehabilitation, preservation coordination, and detailed tracking of historically significant building elements and assets throughout construction.
The challenge was not simply modernization, it was executing necessary upgrades without compromising the historic character, materials and cultural significance of the property.
The project included upgrades to HVAC, electrical, fire protection, and suppression systems, along with interior structural improvements and targeted exterior repairs. Because many original architectural features and historical elements required protection throughout construction, the project demanded highly controlled sequencing, careful documentation and coordination among preservation specialists, contractors and National Park Service stakeholders.
In parallel, Procon supported detailed cataloging and tracking of interior elements and historically significant assets to ensure accurate handling, protection and reinstallation throughout the rehabilitation process.
The result is a carefully managed modernization effort that strengthens long-term building performance while preserving the authenticity and historic integrity of a landmark of American history.
OUR ROLE
Construction Management for Historic Preservation
Procon provided quality oversight and onsite construction management, supporting the National Park Service in executing rehabilitation work within a highly sensitive historic structure. Our team monitored contractor performance, ensured compliance with preservation requirements, and maintained alignment with project scope, schedule, and quality standards.
Digital Documentation & Asset Management
A critical component of the project involved detailed documentation and tracking of all existing interior elements, furnishings, and historically significant features. Procon supported categorization, logging, and secure handling of these assets, ensuring accurate records are maintained throughout construction and reinstallation.
Phasing, Coordination & Issue Resolution
Procon worked closely with park staff, designers, and contractors to sequence work activities in a manner that prioritizes preservation while maintaining project progress. Our team facilitated RFI review, change management, and ongoing coordination to address conditions typical of historic rehabilitation projects.
Quality Control & Project Documentation
Procon managed document control through the National Park Service’s project management system, overseeing submittals, RFIs, schedules, and closeout documentation. Daily site observations, reporting, and QA/QC processes ensurd work is completed in accordance with contract requirements and preservation standards.
